If you work in buildings, maintenance or workplace services in the UAE, CFM is a title you will see often. But 'CFM certification' can mean two quite different things: the Certified Facility Manager credential awarded by IFMA, or a facility manager training programme from an independent institute. Knowing the difference saves money and avoids disappointment. This guide explains both honestly, including eligibility, official fees and how to prepare.
IFMA's CFM: The Exam-Based Credential
The Certified Facility Manager (CFM) credential is awarded by the International Facility Management Association (IFMA). It is designed for experienced facility professionals and is earned by meeting IFMA's eligibility rules and passing IFMA's CFM exam. IFMA states that no training or coursework is required to sit the exam.
Because only IFMA can award its CFM, no training institute can issue it to you. Training providers can only help you build knowledge or prepare.
IFMA CFM Eligibility
According to IFMA, you can apply for the CFM exam if you meet one of these requirements:
- Degree route: 3 years of facility management experience together with a bachelor's or master's degree in facility management.
- Experience route: 5 years of industry experience in facility management.
IFMA CFM Fees
IFMA uses tiered, country-based pricing for the CFM application and exam fee. According to the CFM Candidate Handbook (prices effective 15 January 2026), Tier 1 costs US$615 for IFMA members and US$910 for non-members. Tier 2 is US$490/US$725 and Tier 3 is US$380/US$562. Which tier applies depends on the country of your home address, so check the tier table in the handbook. IFMA membership is not required, but members pay less.
After approval, IFMA states you must sit the exam within three months (90 days). The credential is valid for three years, after which you recertify through continuing education.
CPD-Accredited Facility Manager Courses: A Different Route
Many professionals are not yet eligible for IFMA's exam, or want structured, practical training first. That is where independent facility manager courses come in. These programmes teach facility operations, maintenance planning and workplace management, and award the institute's own certificate.
At Standford Education, the Certified Facility Manager (CFM) course is a CPD-accredited programme. Standford Education is a CPD-accredited training provider with The CPD Standards Office, an independent CPD accreditation body based in the UK, under Provider Number 22938, and the Certified Facility Manager course is listed among its accredited activities. It is not IFMA's CFM credential, and completing it does not make you an IFMA CFM. What it does give you is structured learning and a CPD-accredited certificate that recognises your professional development.
For many people the two routes work together: build practical knowledge now, gain experience, and consider IFMA's exam when you meet its eligibility rules.
IFMA CFM vs a CPD-Accredited Course at a Glance
Because both can carry the words Certified Facility Manager, it helps to compare them side by side.
- Who awards it: IFMA awards the CFM credential. A CPD-accredited course certificate is issued by the training institute, with the course accredited by a CPD body.
- Eligibility: IFMA requires either 3 years of FM experience with an FM degree, or 5 years of FM experience. Training courses set their own entry requirements, which are often more accessible.
- How you earn it: IFMA's credential is earned by passing its exam. A training course is completed through the institute's own sessions and assessment.
- What it shows: IFMA's CFM shows you passed IFMA's standardised exam as an experienced professional. A CPD-accredited certificate shows completion of structured, accredited professional development.
Who Facility Management Training Suits
Facility management courses are useful for a wide range of people working around buildings and workplaces: maintenance supervisors, facility coordinators, property and building managers, engineers moving into management, health and safety staff, and administration or office managers who look after premises. They also suit career changers from hospitality, operations or technical roles who want to understand how facilities are planned, maintained and run.
What a Good Facility Management Course Should Cover
Whichever programme you consider, ask for the full module list and check it covers the areas facility managers deal with every day.
- Operations and maintenance: Planned and reactive maintenance, building systems and service contracts.
- Workplace and occupant services: Space, comfort, health, safety and security of building users.
- Planning and budgeting: Linking facility plans to organisational goals and managing costs.
- Risk and continuity: Emergency preparedness and keeping critical services running.
- Sustainability: Energy and resource efficiency in day-to-day operations.
How to Prepare, Step by Step
First, decide your goal: practical skills and a CPD-accredited certificate now, IFMA's credential, or both. Second, check your eligibility against IFMA's rules if the credential is your target. Third, choose a course with a clear syllabus, experienced trainers and a schedule that fits your job. Finally, if you plan to sit IFMA's exam, use IFMA's own candidate handbook and practice resources alongside your training.

Building Toward IFMA Eligibility
If IFMA's credential is your long-term goal, you can start preparing well before you are eligible. Keep a record of your facility management roles, responsibilities and dates, because IFMA's eligibility is based on years of FM experience. Look for opportunities at work to take on responsibility across different areas, such as maintenance planning, vendor management, health and safety, budgeting and space planning.
IFMA also provides its own resources. Its website mentions a CFM practice exam with sample questions and regular virtual exam prep workshops, alongside the CFM Candidate Handbook. Using these together with structured training helps you understand both the subject and the exam style. Most importantly, check the current handbook before you apply, because IFMA can update its requirements and fees.
Key Takeaways
Before you decide, keep these points in mind:
- Two different things: IFMA's CFM is an exam-based credential; facility manager courses from institutes award their own certificates.
- Eligibility first: IFMA requires 3 years of FM experience with an FM degree, or 5 years of FM experience.
- Check current fees: IFMA's fees are tiered by country and were last updated on 15 January 2026.
- Routes can combine: A CPD-accredited course can build skills now while you work towards IFMA eligibility.
